Around the Nation: Residential Real Estate Update - Connecticut

180pxconnecticutConnecticut is situated in the northeastern region of the United States, with a population of 3,405,565 it is ranked as the 29th largest state in America by population.

Connecticut has a maximum income tax rate of 5%, and sales tax is set at 6%, while property tax is calculated on 70% of fair market value. However, the local government may also impose another 20% tax on property value.

Connecticut relies on agriculture and manufacturing of transport equipment, such as helicopters, aircraft and nuclear submarines to fuel its economy.

Homes on the southwestern Connecticut fringe near New York City metro are are expensive and many towns have a median of over $500,000. The most expensive region in Connecticut is Greenwich where homes mostly sell over the $1 million mark. Residential property in this state are in demand with there being more buyers than sellers. Typically, these buyers are either repeat investors or those looking to move-up. Homes are selling at 90-100% of their asking price and are sitting on the market for 30-90 days on average.

Town Assessor Visiting Homes In Early 2008

KenwhitmanOver the next few months, Ken Whitman (pictured left) , the Weston town assessor will be visiting residential properties in the area and making physical interior and exterior inspections.

Evidentially, new legislation states that reveals must be carried out on a four yearly basis and that properties must be inspected every 10 years.

This means that Mr. Whitman will be inspecting some 3,500 homes in the coming months.

'Weston is in the process of a state-mandated revaluation of all real estate for the October 2008 grand list. The effect of the reveal will be reflected in taxes payable July 2009 through January 2010,' Mr. Whitman said.

Weston has a population of just over 10,000 people with an estimated 0.5% being gay. According to Money Magazine the median real estate property tax paid for housing in the area, in 2006, was $11,778 with an average home price of $1,096,777.

Georgetown Road will be the first area to be inspected in Weston, with other addresses to follow thereafter.

Mr. Whitman will not be alone when he evaluates properties. The town has hired Vision Technology of Northboro, Mass., to conduct property appraisals.

WestontownhallAll members of the appraisal team will wear photo identification for safety purposes and residents are urged to ask anyone claiming to be evaluators for this validation of authenticity prior to letting them into their homes.

The data from the inspections will be used to compile 2009 tax bills and taxpayers will be notified of any changes by November of 2008.

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Gay Friendly Places to Reside and Work: Moving to Chicago, Illinois and Studying in Connecticut?

Finding LGBT Friendly Residences

ChicagoRecently, a reader contacted Gay Real Estate USA in relation to him and his partners move to Chicago, Illinois and his need to finish his studies in Connecticut and find employment in this region as he did so. His immediate concern was to find a gay friendly place to live with his partner in harmony, as well as find a place to work that was accepting of his sexual orientation. Therefore, after researching the possibilities and talking to our readership Gay Real USA is able to offer several localities within the Chicago region that could possibly be suitable for this relocating couple and others who are also considering the move to this region.

The areas within Chicago that are LGBT friendly are:

South Loop - 60605 - is growing in popularity due to its close proximity to the loop, lakefront and Grant Park. New luxury constructions and loft conversions are a residential draw-card to this area, as are the historic row houses of Printers Row and Derbon Park.

Andersonville - 60640 - is becoming known as 'Girlstown' due to the overwhelming number of Lesbians residing here, however, gays still exist in this locality and it is considered an area of inexpensive housing and diverse growth.

Lakeview - 60657 - is considered one of Chicago's older and more traditionally gay area's and is situated 4 miles from the loop. This neighborhood consists of bungalows, high rises and modern condominium buildings and is also colloquially known as 'Boystown'.

Uptown - 60640 - is within close proximity to Andersonville and offers very affordable housing, and is considered to be one of the up and coming neighborhoods of this region. This historic locality is close to public transport, and the lake.

Pilsen - 60608 - close to the loop this district offers under-priced historical housing and has a continuously growing LGBT population. This neighborhood is tipped as one of extreme potential for investment as it slowly redevelops.

The median price of rentals within the Chicago area are approximately $844 with the purchase of homes estimated to be around the $270,000 mark at present.

Orlando Ranked in the LGBT Population Top 10

Orlando09According to a study recently conducted by an organization affiliated with the University of California in Los Angeles, the Orlando-Kissimere area has more than 80,000 LGBT members residing in it at present; this is a staggering 6% of the total population.

Evidentially, San Francisco ranks the highest with 8.2% of its population being within the lesbian, gay, bi-sexual or transgendered community, and Orlando is closely followed by Austin, Texas at 5.9% and Hartford, Connecticut at 5.6%; all localities are listed within the top 10 and cater to the LGBT community adequately.

Debbie Simmons, president of the Metropolitan Business Association, who proudly sponsor and host 'Come Out With Pride', an annual LGBT event in the local Orlando area, found this statistical data unsurprising.

As Debbie stated, 'every time I go to an event, I see more and more people. We have quite a community here.'

OrlandoThe information collected by the organization conducting the case study found that there are approximately 7,238 'same-sex couples' residing within the Orlando area and this includes Orange, Lake, Seminole, and Osceola counties, with 3,762 couples being female and 3,476 male.

Chris Alexander of Gay Days Inc. added that, 'gays and lesbians like a progressive metro area and Orlando as become increasingly progressive.'

This is especially true of the policies the area has endorsed. Orlando has an anti-discrimination and sexual orientation amendment added to its constitution and many companies in the area recognize partners of their workers and provide benefits.

As Alexander added, 'I've heard many times that people come to visit Orlando for the 'Gay Days' event and then decide to live here.'

And, the proof is in the statistical data, with Orlando ranking 15th. in 2000 and moving up 5 spots in 6 years.

Austin Rogers, a volunteer for the local community center said he gets many calls from out of stater's looking for a gay real estates or seeking gay neighborhood vicinities. As a gay himself Rogers stated of the area that, 'the climate here is good and I own my home because it is a comfortable level for me.'

The median housing price for Orlando falls between $200,000 - $249,000 and is a location that is increasing growing in value and prestige.

So if you are searching for a gay-friendly locality within a LGBT community then Orlando just may be a strong possibility for you.

The Changing Face Of Acceptance

Gay and Lesbian Pride Festivals

PrideflagsmConnecticut's gay and lesbian pride festival celebrated its 25th year this September, and this month's event was larger than life with participation and attendance numbers sky rocketing. The $4,000 entertainment budget was elevated to $80,000, with vendor booths once numbering 22 rising to 150 and the attendance figures almost tripling from 7,000 to 20,000.

Bank America, Absolut Vodka and St. Paul Travel all sponsored this years event, with real estate firms, church groups, political campaigners, college and insurance agencies being amongst the many businesses that occupied booths. And the festival also included a special youth event the evening prior to the festival.

As Morgan Michaels, a gay advocate who has been a part of the gay and lesbian movement since its beginning stated, 'we were looking for acceptance back then. Today we feel inclusion. We appreciate how Connecticut has accepted the gay community, as a part of it, not as a subset.'

Newington resident, Rebecca Nesbitt 25 added, 'it's like a block party. Instead of being secluded, it seems like we are really supported by the city. This is Rebecca's 8th festival and she was almost overwhelmed by the enthusiasm shown by all.

PrideeventparadeAttracting a diverse audience, the event lured in those who are not normally associated with the gay and lesbian community. Passersby and youth have become more prevalent also.

As Nakita 17 said of the festival, 'it's a different world, you can be whoever you are and no one cares because they are all different. Usually people are afraid of people like this, but people don't judge here.'

And, the beauty of it all is that the face of acceptance is truly changing, especially as the LGBT community become more empowered.
