Around the Nation -- Residential Real Estate Update - Idaho

180pxowyhee_mountains_boiseSituated inland away from the coast, Idaho has an estimated population of 1,493,262, and the economy for this state centers around agriculture with nearly one third of the U.S.A's potatoes being grown in this region. Other economic sources include food processing and lumber, as well as the manufacturing of machinery and electronics.

A sale tax of 6% applies to this state with income tax having 8 taxation brackets ranging form 1.6% through to 7.8%. Property tax in this state is the sum of the tax rates of all the taxing districts, in one location. However, owner-occupied primary residences may apply for a homeowners exemption.

Boise

300pxcot_sky_boiseThere are currently more sellers than buyers in this region with homes typically sitting on the market for 60-90 days. Homes in this area are in good supply in all price ranges and the median price is hovering around the $200,000 mark.

House prices are up by 5% compared to last years figures, and buyers are getting 90-95% of their asking price. Move-up buyers represent the area of greatest activity along with population growth being attributed to market place movement.

LGBT Real Estate Facts: There are some 1,873 same-sex couples residing in Idaho, making it the 46th gayest American state. The gayest zip codes in this area are 83702, 83703, 83706, 83704, 83705 Boise, 83301 Twin Falls, and 83642 Meridian. -- gaydemographics.com

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Questions that the Boise Auditorium District have Yet to Answer...

Newconvention$80 million dollars could just possibly be the price tag attached to the proposed development of a convention center and 11-storied hotel complex in between 11th and 13th streets in Downtown Boise, a development that many are questioning.

The current center it seems is just too small with its 85,000 sq foot expanse being deemed insufficient. The new project will include a 130,000+ sq foot convention center, 286 roomed hotel and is tipped at being concluded by 2009; it will cater to all gay and straight alike.

Probably the biggest concern for many is the joint venture the Greater Boise Auditorium District Board has struck with Hammons/Oppenheimer Associates, which consists of Oppenheimer Development Corp. and hotelier John Q. Hammons Hotel Management, who are both considered to be real estate moguls.

Why should the skeptics be perplexed?

The board owns the land for the development but the Hammons/Oppenheimer venture will own the convention center and hotel complex, which the board will lease on an annual basis; and there has been no talk of just how much this will be, not to mention how the board will be re-reimbursed for the land cost.

Pat Rice, manager of the existing convention center said, 'whatever the cost, they would pay the lease off by operating conventions and collecting tax on 5,800 Boise hotel rooms.'

This must mean that Pat is hopeful that the annual lease will be less than the funds she will collect, or the whole venture could be a financial disaster for the district.

Dave Frazier, the local government watchdog can not understand the Auditorium Districts logic at all, and would like to know why the Hammons/Oppenheimer group can not just simply lease the land off the district. As he said, 'why does the Auditorium District have to be involved at all? Why the need to lease it back?'

However, the Boise Auditorium District see this as an opportunity to increase tourism in the area and enable larger conventions like the Antique Road Show and other high-tech gatherings to use the area.

Facility_topAnd, as Bobbie Patterson, executive director of the Boise Convention and Visitors Bureau said, 'at least 20 existing clients of the current convention center are chomping at the bit to move into the expanded space.'

The Auditorium Districts interest in the venture is obviously to maintain the current level of use and promote the Boise area to the fullest, but will it be enough?

Here's hoping that the deal the District strikes up with the Hammons/Oppenheimer group will be a profitable one...
