Around the Nation -- Residential Real Estate Update - Kansas

KansasKansas is a Midwestern state situated in the central region of the United States, and is often referred to as the American Heartland. With a population of 2,688,418 this state is ranked as the 33rd largest in the U.S.

The economy of this region of the nation relies heavily on its agricultural outputs of sheep, cattle, wheat, hog, corn, cotton, salt and soybeans. Along with, industrial outputs of aircraft, chemicals, machinery, petroleum and mining. In fact, Kansas ranks 8th in the U.S for oil production.

Income tax in Kansas is separated into three taxation brackets and ranges from 3.5% through to 6.45%, and the state has a sales tax of 5.3%. Property tax is assessed at market value and as of the first day of January each year, with 'market value' being the value a well-informed buyer would pay for a property and a well-informed seller would expect to receive.

Homes in this area are typically on the market for 90-120 days and there are currently more sellers than buyers. Prices are up by 5% compared to last year and buyers are getting 80-85% of their asking price, with multiple offers being given.

Kansas Foreclosures are Rising

Foreclosure1A foreclosure lawyer with over 30 years experience is noticing that he is becoming exceedingly more busy as the year progresses, and that the rate of business is rising.

Eldon Gay, Topeka lawyer said, 'There's an up-tick in foreclosures.'

In Kansas 430 homes were foreclosed during the month of July, a rise of 18% since the preceding month and 5.3% higher than the same time last year, according to a RealtyTrac marketplace survey.

179,599 homes were foreclosed nationally over July, which was a 9% increase on June figures. With the RealtyTrac report noting a one in 693 household foreclosure  rate nationwide.

The five states worst effected by foreclosure are California, Florida, Michigan, Ohio and Georgia, which accounted for over 50% of the nations foreclosed homes.

Statistically speaking:

  • Alaska had a 24% rise in foreclosures.
  • Hawaii a 60% rise in foreclosures in July.
  • California saw 39,013 homes foreclosed in July a staggering 289% rise compared with July '06 figures.

ForeclosureThe increase in foreclosures is attributed to homeowners not being able to afford higher repayments and being tied into hard to manage mortgages.

Charlie Adams, a Realtor said of these mortgagees, 'their budgets are pushed to the limit and it's just bankrupting them.'

This comes as no surprise with the cost of living on the rise, along with health insurance costs and gasoline prices. Therefore many home owners are finding it difficult, especially when ARM mortgages are climbing in rates.

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Kansas's First Gay Sports Bar

SportsThe sports bar is usually filled with homophobic jocks and uncontrollable testosterone but not so in Kansas City. The Outa Bounds Sports Bar and Grill owned by a once real estate agent, Doug Knetzer, 37, who felt sports bars catered only to the straight sports fan, which saw gay sports lovers left with no where to enjoy the game socially.

As Knetzer said, 'Kansas City is fairly liberal, but if gay people walked into a place where straight guys were watching a game, ...you don't know what might happen.'

Knetzer added, 'People kept saying they wished there was a gay sports bar.'

Gaysports1And, this prompted Knetzer and his partner both in life and business to open the gay sports bar.

Outa Bounds is situated in the City's eclectic Hyde Park region and caters to every demographic even the liberated straight sports lover.

Discrimination of a Sexual Kind

Imagescag9pqmyKansas is reviewing it's sexual discrimination laws this month and State Affairs chairman, Pete Brundarte is assessing if the support of such a move is high before approaching the Senate. Evidence by way of testimonials was given to the Senate Federal and State Affairs Committee recently so they could ascertain what action to pursue next.

One gay discrimination victim, Jeff Potter, gave testimony that proved he had been relieved of his position because his boss disliked his sexual orientation.

As Potter stated, 'the owner asked last year whether I was gay, my answer was 'yes'. He then terminated my employment and took away any hope of advancement.' When asked why, the owner stated that he did not approve of Potter's lifestyle.

Imagesca6w636lThe amendment if passed will protect individuals like Potter from discrimination based on sexual orientation and would apply to public housing, homes, and real estate, including contracts.

Thomas Witt, Chairman of the Kansas Equality Coalition said, 'we clearly see more and more states, cities and municipalities recognizing that the burden of unfair treatment has been met and that it is the right thing to do to protect people from discrimination based on sexual orientation.'

If all goes well, Kansas may be the first of many states to revue their rulings on discrimination forcing them to look into the ramifications of not having such an amendment and take action to rectify the situation.

Council Chambers and Gay Dance Club's, DoThey Mix?

Sioux_fallsIt has often been said that Sioux Fall's may not be one of the most gay friendly localities in the nation and when Doug Kookier owner of Touche'z recently purchased the Arrow Bar, which has been confined to a back alley for it's entire life, eyebrow's raised. But, this was not because he bought the establishment, no, more likely the concern was attributed to the fact that he wishes to relocate the dance club to the main thoroughfare of 10th. street.

And, what's of even greater interest is the proposed location of the Arrow Bar. Yes, you guessed it, right across the street from the Council Chambers. Now we all know what happens when the homophobic have Gay's trust in their faces but what is even more disturbing is the fact that these just may be politicians, imagine that!

ArrowbarsiouxfallssdThe controversy would astound... So, the only question we now have to ask is will the council allow such a move, are they brave enough to go ahead and approve this proposal or will they find a loop-hole?

Hmmm...the turn of events could be an interesting one, however, it would be nice to see diversity embraced, along with open-mindedness, as Sioux Falls embraces it's gay population and welcomes their culture openly into their society.

Hows the Housing Market?

J0400119The housing market in Kansas according to Bill Keeton, a Federal Reserve Bank Economist, will be protected from the volatility that most of the nation is currently suffering from.

Why, I hear you ask?

Because, the Kansas market did not experience such a high boom in th first place, therefore it is highly unlikely to fall a great deal.

Kee ton stated that the nation however was a different story though as he added, 'I don't expect the softening housing market to wreck the US economy.'

J0409247Residential construction in Kansas has slowed and is below last years levels though commercial real estate development activity remains steady.

Evidentially, home sales in the state have increased along with home values appreciation, whereas, sales and pricing in both residential and commercial is relatively flat at present.

In relation to investment this means Kansas represents a stable climate but your unlikely to see any substantial rise in the value of your acquisition. This however does not imply that Kansas is not a viable option, in fact, it is definitely one of the better states.
