250pxmass_statehouse_eb1Massachusetts is located in the New England region of the United States in the northeastern area of the nation. This state has an estimated population of 6,349,097, making it the 14th largest in America.

The economy of Massachusetts relies heavily on biotechnology's, finance, health, minicomputers, higher education and food exports, such as seafood and cranberries.

Income tax for this state is divided into two rates 5.3% for wages, interest and dividends, as well as long-term gains, and 12% for short-term capital gains, long and short-term capital gains on collectibles, and installment sales before 1996. However, if you earn under $8,000 you do not have to lodge a tax return.

Property tax is collected by local government, which is assessed by a city and town assessors, and there are several types of exemptions available to taxpayers depending on their situation.

180pxdowntownbostonThis area of Massachusetts currently has more buyers than sellers and has a decreasing trend, with homes typically sitting on the market for 60-90 days before selling.

There is no change in prices compared to last year and the median value of houses in this region hovers around the $575,000 mark. Buyers are offering between 95-100% of the asking price and they are making multiple offers. At present repeat buyers are representing the main area of activity within this region.

Boston's Suburbs are an Expense Well Worth The Financial Squeeze

MassGreat schools and convenient locations fetch a high premium in Boston with the more exclusive suburbs such as Weston and Brookline fetching a median price of $1.1 million.

While Weston residents median income matches the median home price and is comparative, Brookline, which attracts a diverse crowd, has a far greater home median than income. In fact, many who reside in Brookline push to obtain the suburbs costly real estate. However it is a struggle that most want to endure.

BrooklineAs Chobee Hoy, local mortgage broker said, 'The majority of people who come to Brookline don't arrive there accidentally. They'll stretch to get there, if they have to, because it's an area for all kinds of people with all kinds of backgrounds. They feel accepted there.'

Stonewall Audubon Circle Concept Remains Strong

StonewallStonewall Audubon Circle, a LGBT retirement community planned for the Fenway area is still going ahead but work is anticipated to be delayed due to the current real estate market climate.

Stonewall and Abbot Real Estate Development, the developers of the retirement concept announced that they have decided to put the project on hold and the groundbreaking ceremony that was to be in spring of 2008 will be set for a later date.

Stonewall1'As the companies stated in a recent letter, 'the approved development is so unique, we want to ensure that market conditions are optimal when it is reintroduced. In an urban, high-end market such as Boston, a fully amenitized, luxury property like Stonewall Audubon Circle will be a success when timed correctly.'

'We own the property and interest in the concept remains strong. With the additional factors of the gay and lesbian community’s stake in the project and a cooperative form of ownership, we believe that when market conditions are right Stonewall Audubon Circle will be a very successful project.'

Unofficially, the U.S real estate market is expected to gradually pick-up in the closing stages of 2008 and then make a steady come back over the proceeding years.

Boston Real Estate Facts: There are approximately over 50,000 LGBT's living in Boston with the city ranked as having the 10th highest gay population in the nation, of these some 6.2% reside in the metropolitan area. Boston Gay Bars and Clubs Disappearing

Early in the 1990's Boston had many a gay bar or club, like the Napoleon Club, a piano bar near Park Square and Luxor, a video bar.

Today, the number of bars and clubs is well under a half of what existed then despite the fact that the gay population can marry in Massachusetts and they have political clout.

The diversity is being replaces by uniformity; gay bars are vanishing along with bookstores, diners and the Jewish deli and they are being replaced by chain stores and restaurants and bank branches.

And, for those who are closeted this means that they can no longer be themselves.

Sociologist, Ray Oldenburg, feels that the public gathering spot is a place where we can temporarily step out of our household and workplace roles.

Gay novelist Wayne Hoffman knows exactly what Oldenberg is about.

'When I was in college, I'd go out to a few different bars with my friends every week,' said Hoffman. 'It was a chance for us to socialize off campus -- meet new people, including boyfriends -- and figure out how we fit into the larger gay world. The bars opened up a whole world of possibilities for me.'

What has changed is America's acceptance of LGBT, and more gays electing to come out, with a need for segregation disappearing.

As more gays move to small cities and towns rather than residing in gay enclaves the structure of gay culture and trends shift creating what are becoming endless possibilities and choices in living.

Same-sex Divorce

Lynch_and_chambersThe first same-sex divorce case heard on the 9th of October 2007 in the Rhode Island Supreme Court has made history and headline news nationwide.

Cassandra Ormiston, a retired Realtor and Margaret Chambers, a painter are a Rhode Island couple who elected to marry in Massachusetts and now seek a divorce.

Media filled the court as did spectators; all were interested in how the proceedings would unfold.

ImagesThe dilemma of course, is that Rhode Island does not recognize same-sex marriage and therefore cannot grant a divorce; a factor that the lesbian's lawyers were trying to have over-turned.

As Omiston said, 'I never in my wildest dreams thought that it would be possible for me to marry, and so I was thrilled to have the opportunity. Obviously, I am not thrilled to be the first divorce case, but it is my right, as it is everyone's right.'

To-date, it is estimated that over 200 same-sex couples from Rhode Island have also wed in Massachusetts and it is hoped that these unions will be more successful than that of Ormiston and Chambers who will be forever inscribed in the law books as the first same-sex couple in Rhode Island to seek divorce.

If the case is unsuccessful the couple would have to move to Massachusetts and live there long enough to qualify for a divorce, an issue that both do not want to have to face.

Tri-County Realty Reality

TricountyMany of us are well aware that the real estate market has been experiencing hard times, however it seems some agencies within the market are reluctant to divulge just how hard it has actually been, especially in the Tri-county area.

Evidentially, when Barbara Pearson reporter for the Pacific Coast Business Times contacted 10 of the most successful real estate firms in her region she discovered that only four were willing to discuss their sales figures. And, yet the year prior they were all eager to talk about their sales accomplishments.

Of the four companies that did respond Pearson discovered that, 'two showed a significant reduction in sales and two showed minor increases.'

Though, local developer JM Development who sells its own tract homes was reportedly down on its previous years figures by some 50%, a loss of approximately $31 million in sales.

The hardest hit locations within the Tri-County region are said to be Santa Maria and Lompoc.

Tricounty1However, Simi Valley Realtor Laura Lee Anderson said, 'the residential market has seen tougher times than this. The market experienced a similar downturn in the 1990s, but this time around figures for unemployment, mortgage rates, sales prices and number of units sold are all improved.'

Favorable economic times usually spell for nothing but improvement so even though the number are down in what is termed as a soft market, hopefully things will continue to improve.

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Petruccelli on the LGBT Political Spectrum

PetruccelliStat Rep. Anthony Petruccelli is gathering more LGBT support as he strives for the former Senate President Robert Travaglious First Suffolk and Middlesex seat.

Petruccelli has received endorsements from MassEquality, the Massachusetts Gay and Lesbian Political Caucus (MGLPC), openly gay Cambridge City Councilor Denise Simmons and Cambridge Activist Sue Hyde.

Petruccelli1Other contenders for the position Petruccelli is vying with include Revere City Councilor Dan Rizzo, a pro-equality candidate who is supported by openly gay State Sen. Jarrett Barrios.

The contest is tipped to be decided sometime next week with the winner being declared victorious.

Easthampton Mills to be Revitalized

EasthamptonInvesting in the revitalization of the Easthampton's former factory buildings has never been more opportune, with 2 giant mill buildings for sale and a third approved for 100 live-work units seeking interested investors at present.

City Planner, Stuart B. Beckley and David R. Boyle, Chairman of the City's Master Plan Committee believe that the sale of the mill property is not a sign that the city's Renaissance is ending, bit it is an indicator it will go on.

Boyle said, 'I think it's a good sign. Even though they are for sale, it's the beginning of mill reuse. Reuse of mills is vital for our economic development and revitalization.'

Easthampton_pondOne mill site named 'Hamptons on the Pond', situated at 1 Ferry Street on Lower Mill Pond, is described as a 'historic waterfront mill renovation on 7 acres with a permit for 150 plus live-work units. This project is estimated to be around the $40 million mark and they too are seeking interested parties to invest.

As the developer said, 'I'm looking for a joint investor-partner. It's a great investment opportunity. It's going to be a great project, a focal point for Easthampton.

The 2nd site, a factory built circa 1900 is on 1.69 acres of land and is on offer for $1.2  million.

Another site that has already sold to 'Paradise One', a LGBT retirement group will be developed into 85 condominiums for the gay and lesbian community, however, this is still in the permit stages at present.

Overall Easthampton is looking at an extremely bright and diverse future, one that could just possibly bring with it an economic boom.

LGBT Church Closing its Doors

JcenterA predominately gay and lesbian congregation will loose their beloved place of worship it seems, as the Jesuit Urban Center on Harrison Avenue in South End struggles to make financial ends meet.

The 146-year old church of Immaculate Conception has served the LGBT community for over twenty years and will likely close its door because its operational costs far out way parishioner contributions.

Rev, Thomas J. Regan is hopeful the historic building will not be sold as a condominium redevelopment. As he said, 'we really do not want to see this beautiful space turned into a condo. Ideally, the catholic order would sell it to someone dedicated to preserving the building and using the space for public benefit.

While the selling price has not been determined as of yet, the basic maintenance and repairs that the historic building needs are estimated to be between $4 and $8 million. Therefore, with the $350,000 cost of running the church coupled with the repair bill the facility can not cope financially, even-though, the 200 strong mass drive from as far as Rhode Island and New Hampshire every Sunday.

Jcenter2However, for these dedicated parishioners alternative places of worship are available when Immaculate Conception has its last mass. These gay friendly churches are St. Ignatius, the Paulist Center or St. Anthony Shrine in Boston, all of which, offer a similar community program and welcome LGBT members wholeheartedly.
