This states economy relies heavily on automobile production, information technology, copper, iron and furniture production, as well as military equipment.

Income tax for is set at a flat rate of 4.35% with a sales tax of 6%. Property taxes are assessed at a local level by a township assessor. There are homestead and other tax credits available to some home owners if they also occupy their residence.

Great Lakes Marina Re-development Tipped to Bring Economic Growth

GlakesMuskegon, a gay-friendly region in Michigan has a significant development announcement to make one that could possibly see the regions economy boosted. In fact, the proposed expansion of the current Great lakes Marina may just transform the area.

The Great Lakes Marina, a 276-slip facility was recently sold to a Florida real estate development company by waterfront entrepreneurs George Bailey and John Bultema II.

Glakes1The new marina deal will see an additional 124 boat slips built as well as a multi-use development along the Muskegon Lake waterfront introduced. Therefore, it is anticipated that existing commercial activity will grow as the marina nears completion.

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Michigan Growth Stipulates Community Openness

MichLofts, condominiums and residential units are popping up all over Southeastern Michigan and it seems developers are finally realizing what 'urban planners have been saying for years' is actually correct; 'that the LGBT community is a vast source of urban development.'

As Dr. Richard Florida, social economist, demographic expert and author said, 'Gays can be said to be the 'Canaries of the Creative Age', and that openness to the gay community is a good indicator of the low barrier to human capital that is so important in spurring creativity and high-tech growth.

Many describe the Michigan LGBT community as paying close attention to the developments of Detroit and surrounding areas.

Mich1However, it seems that local leaders, including Detroit Mayor Kwane Kilpatrick are a little slower at recognizing the economic role and boost that the LGBT community invoke, hopefully it will only be a matter of time before he understands the benefits associated and shifts into a different gear.

Sexual Discrimination and Housing

View_3Yes, sexual discrimination in the world of realty is still very much alive and kicking with orientation still playing a part in whether or not you're able to rent, finance or buy a home. In order to ascertain just how the LGBT community was affected by discrimination, four Michigan fair housing groups decided to investigate the market and find out just how Gay's and Lesbian's were being treated and their findings were anything other than satisfactory.

120 paired tests with teams posing as same-sex couples were introduced to the realty world in country and city localities around the areas of Kalamazoo, Grand Rapids, Ann Arbor and Detroit. Each team was asked to inquire about financing options, accommodation to let and for sale, of the 120 couples 32 were discriminated against in varying degrees. This was an unacceptable 27% of the teams feeling inferior based on sexuality because of others narrow mindedness and prejudices.

The discrimination exhibited was anything from refusal to give out a rental application to blatant sexual harassment, which included the prohibition of homosexual acts for renters. All of which, were totally unreasonable!

As Kary Moss, Executive Director of American Civil Liberties Union of Michigan stated of the Fair Housing Groups findings. 'The Fair Housing Center report points out a need for legal protection against sexual orientation and gender identity housing discrimination in Michigan. Neither Federal nor state civil rights laws cover sexual orientation or gender identity. Where local human rights ordinances cover these categories, only in the cities of Ann Arbor, Lansing, and Saginaw provide for a private right of action in Court.

MichiganmapState representatives Lorence Wenke of the 63rd district and Rebekah Warren of the 53rd District responded to the Fair Housing Centers news conference held recently, in a positive manner, with both agreeing that legislation needed to be passed to protect LGBT rights.

Wenke stated, 'I commend the foundation for bringing this information to light and welcome this opportunity for us as legislators to work together to correct these injustices and prevent future occurrences.'

Currently, in America there are only 17 states prohibiting housing discrimination based on sexual orientation, these being: California, Connecticut, Hawaii, Illinois, Maine, Massachusetts, Minnesota, New Hampshire, New Jersey, New Mexico, New York, Oregon, Rhode Island, Vermont, Washington DC and Wisconsin. Based on the Fair Housing findings, in but one of the states not legislated I believe the writing is on the wall of the housing, and that the time has come for tougher rulings nationwide...

Which State? Most Expensive Vs. Least In Terms of Housing Affordability

J0400631_2No doubt you often wonder just which state is more affordable in terms of housing costs, and we are not just talking median prices. I am referring to the rental market and home ownership, with taxes, insurance, utilities and mortgage payments falling under the housing cost umbrella.

According to the Census Bureau who collected housing data in 2005 the comparisons are staggering and when the authorities estimate that 'household incomes' are behind in terms of inflation, it comes as no surprise why some families are loosing sight of the 'American Dream' of homeownership. Especially, if they are trying to purchase their first and break into the market.

Hopefully, the data below will assist you in deciding which state could be for you...

Freshwater Ocean or Luxurious GLBT Paradise

AerialviewSaugatuck situated on the shores of Lake Michigan is a fresh water paradise with deep blue ripples stretching across the liquid expanse as sail boats glide upon its surface, soft beige sand lined with colorful umbrellas shade many gay men from the sun, an idyllic setting that is picture postcard perfect.

The township sits on the ‘hundreds of miles of beach on Michigan’s west coast’ and is said to have a colorful array of residents that match the beach umbrellas.

‘It’s a town where you can’t tell the billionaires from the busboys’, Sam Cummings, a real estate developer stated.

And, yes Saugatuck does have its fair share of wealthy residing there, in fact, it is said that Kellogg and Ford were made in Michigan.

As John Stone, local resident stated, ‘it’s a small town with a high degree of sophistication.’

Mr. Stone who owns a home with his partner George Vasu also added that they both appreciated, ‘the fact that the beach is undeveloped, you see dunes and grass not condos. And, if you drive three miles out of town, you’re in farmland.’

While there is only one place in the area that caters specifically to the gay crowd, the Dunes, in Douglas, many others are gay friendly. Visit www.gaysaugatuckdouglas.com for a complexed list of these if you are interested in finding out more detail.

Dining is also said to be a pleasure in Saugatuck with restaurants like Marro’s Italian eatery having a reputation that is said to attract many a millionaire as he is sailing by.

Mis4602bEven the real estate market here is reasonable with prices ranging from $200,000 to $1.5 million. Of course the later comes with an amazing view of the water.

As a local real estate agent said, ‘there are plenty of properties under $500,000, in fact, right now, about 60 houses are listed at $350,000 to $500,000.’ Though they admit water views are harder to find and suggest, ‘an efficiency condo on the river for around $200,000 for the budget conscious or you can expect to pay in excess of $750,000.’

The pros for living in the area are many with people showing no bias of any kind, no franchised businesses and the localities beauty and un-commercialized nature.

As openly gay mayor, Jeff Spangler said of the area, ‘it’s a great example of how the world should be.’

With the only draw back being patchy cell phone coverage Saugatuck can almost pass off as the perfect locality, a true GLBT paradise.

Serra, Real Estate and Political Agenda

DetailThe 36th District Court of Detroit, which 'handles all traffic and ordinance violations, all criminal misdemeanor cases, small claims suits, preliminary examinations for felony cases, lawsuits for amount of up to $25,000 and all real estate matters involving rent and land contract disputes, is once again in the spotlight.

Serra who was the courts first openly-gay judge to be appointed took up his term in 2004, when Governor Jennifer Granholm selected him from candidates, at the time she stated, ' Rudy will make an excellent judge. He is fair, hard working, balanced, and full of integrity. I know he will make the citizen's of Detroit proud.' And, while he probably has with his numerous qualifications, awards and fundraising efforts, he also has alienated others.

So, why the spotlight this time, 'Out of fourteen judges that are up for re-election the only one that faces opposition is Judge Rudy Serra.'

P35720Serra believes it is because of his 'sexual orientation,' and his conflict-ridden involvement in 'fighting for the civil rights' of the GLBT community as a whole. As Serra stated, ' Work is controversial, when the clients and issues are unpopular.' However, he feels it is his duty to up-hold a fair legal system whether the issues are popular or not.

Serra faces the end of his term on January the 1st 2007 if not re-elected, though he feels confident he will gracing the 36th District Courts halls for much longer than his opponents anticipate because his support is stronger, despite political agenda.
