Project Blue

Blue_apartment_complexWhile most environmentally friendly developments are called 'green' in this day and age, a new apartment complex in Minneapolis that boasts to be environmentally friendly has been named and advertised as 'the $50 million Project Blue.'

The development is advertised by Carbon Creative, who are trying to give this project a unique marketing position by appealing to those people who cannot afford home ownership in the current economic climate.

Advertised online, on billboards and in print within the pages of the Downtown Journal, the Southwest Journal, and Lavender, a gay and lesbian magazine, the development will officially open in  July of 2008.

Project Blue will have 242 rental apartments on offer, and is located on the northwest corner of West Lyndale Avenue and Aldrich Avenue South.

As Cheryl Gordon of Carbon Creative said, 'Renting is the new buying. People are going to feel like they own a condo without the headache of having a condo.'

The apartments in Project Blue will range between $900 and $2,000 a month in rental, with the average apartment costing approximately $1,400 a month.

There is also an online promotional scavenger-hunt about to begin, where the grand prize is a year's free rent for the lucky winner. The total prize value is estimated to be represent $17,000 in value, based on the average rental costs associated with residing in Project Blue.

Around the Nation -- Residential Real Estate Update - Minnesota

Minesota_2Situated in the Midwestern region of the United States, Minnesota has a population of over 5 million people and is ranked as the 21st largest state in America by population and the 12th largest by land mass. This states economy is diverse and relies heavily on trade companies such a Target, United Health Group, 3M, and Best Buy, as well as industrial activities, energy production and agricultural outputs. Ethanol and bio-diesel are this states main fuel productions and agricultural outputs include sugar beets, sweet corn, and green peas.

There are three income tax brackets set for this state, these range between 5.35% and 7.85% with a sales tax of 6.5%. Property taxes are assessed at a local level by a county assessor who determines the value of the property. Properties are then taxed as a percentage of this value, which is determined by class rate of state legislature. Refund and special property tax refunds are also available to eligible residents.

Minnesota

Home prices hover between $200,000 and $600,000 depending on the location that you are choosing to reside in. Typically, there are more home buyers than sellers throughout this state with homes sitting on the market for 30-120 days depending on the location the dwellings are for sale in. the market trend is said to increasing in this area and there is a good supply of all home types within all price ranges (Minneapolis pictured).

Minnesota LGBT Legal Lapses

J0409268As many gays and lesbians know, when it comes to the law there is a plethora of inequality that bombards us. But, have you ever considered  just how unequal the law truly is?

Recently in Minnesota the laws were scrutinized for inequality, and it was found that a 'same-sex couple' was '515 times less equal than their straight neighbors.'

515logoTo change this inequality, a team of individuals both straight and gay, who hail from fields of expertise like communication, community activation and government affiliations, formed project 515.

The Minnesota Statues of 2006 were then reviewed by Project 515 and some 515 statues were found to contain discriminative wording. Project 515 has since published a report entitled 'Unequal and the Law: 515 Ways Minnesota Laws Discriminate Against Couples and Their Families.'

Is 515 the total figure, I hear you ask?

No, evidentially there are more but resources were limited, therefore only the most prevalent terms were searched for. These terms included but were not limited to, 'married, marriage, marital, spouse, husband, wife and relative,'

Interestingly, a 2006 Equality Minnesota poll conducted by DRL of Minneapolis revealed that some 70% of the Minnesota population felt the LGBT community were entitled to equality. Those polled stated, 'Gays and lesbians should have the same rights and responsibilities as everyone else.'

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Market Centre Looking For New Tenants

Market20centreTriple Net Properties who recently spoke of a partnership with the Minnesota Guys to sell business condominiums at Market Center have come forth and said the plans are off.

With the building occupancy rate at 70% and two large businesses moving to the waterfront in the coming months, reducing occupancy a further 20%, Triple Net is in need of reinvigorating its tenure.

As Darryl Goodman of Triple Net stated, 'It's a beautiful building, and it's been overlooked a lot in the last couple of years.'

LassenOnce the Lassen Hotel the building's greatest attribute is the fact that 'each floor, has its own tax identification number.'

An open house on November the 16th. is hopefully going to help Triple Net bring new tenants to the building and dropping rental prices and refurbishment are but some of the incentives on offer.

Brad Seville, of a commercial real estate agency that is currently handling the leasing requirements of the building, and a tenant himself stated, 'we're enthused that they're willing to be realistic and are going to be deal makers over the next few months.'

Amongst the businesses the are looking for is a restaurant to open within the center, along with a diversity of other entrepreneurs. So, if your in the Minnesota area and are a business owner who is craving a secure lease in the perfect location, this may be the opportunity for you.
