Around the Nation -- Residential Real Estate Update - Missouri

200pxstlouisabpackaging_plantSituated in the Midwestern region of the United States, Missouri is ranked as the 21st largest American state by land mass, and the 18th by population with 5,842,713 residents. 

This states economy relies heavily on aerospace development, transportation and electrical equipment production, food processing, publishing, light manufacturing and beer production. Missouri also has many agricultural outputs, these include beef, soybeans, pork, dairy products, hay, corn, poultry and eggs. This state is ranked as the 6th largest producer of hogs and the 7th for cattle in the nation, and it has vast quantities of limestone, lead, coal and stone, which it mines.

Missouri has 10 taxation brackets ranging from 1.5%-6%, and a sales tax of 4.225%. Property tax is assessed by a local assessor and charged at the assessed value, which is then multiplied by the tax rates that have been set by the local government where the property is located. In addition to this, a 3% per $100 of property value is charged by the state government.

120pxst_louis_night_expblendCurrently there are more buyers than sellers in this region with properties typically sitting on the market for 90-120 days. There is no change in the market trend in this area and there is a good supply of homes in all price ranges.

The median price for homes in this region of the United States is hovering around the $200,000 mark and sellers are getting 95-100% of their selling price, with no multiple offers being given.

Single family homes are the hottest area of sales at present, and job growth is stipulated as being the greatest influence of market activity in this region. St. Louis typically has a low cost of living and award winning schools.

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Rich and Famous Real Estate Transactions

RichandfamousEver wondered exactly how much the rich and famous have originally paid and then profited from the sale of a property?

Well, BlockShopper.com is counting on your inquisitive side needing to know.

The St. Louis based business delves into County Department Revenue records and combs websites, archives and other outlets for buyer and seller information.

Sales like that of former St. Louis Cardinals pitcher, Jeff Suppan's sale of his 4 bedroom/ 3.5 bathroom condominium situated on Gay St. for $1.4 million. While, the couple hoped for an additional $600,000 they did still make a tidy sum considering they paid $815,000 only three years earlier.

Candy Citrin, a Realtor felt, 'somebody with notoriety likes to guard their privacy, especially in an incoming sale or relocation.'

Richandfamous1However, Steven Isaacs, a journalism professor at Columbia University believes, 'these guys are really onto something. Newspapers have forgotten what made them so useful.'

Despite the criticism of the cynics BlockShopper.com is sure to offer a tantalizing voyeuristic view into real estate and co-founder Eddie Weinhaus, a licensed real estate agent believes the initiative will be a resounding success.

Expansion Shelving Could Harm States Economy

Smithfieldkatrinadonation_2The $100 million expansion proposed by John Morell & Co. for the Smithfield Foods facility looks as though it will not go ahead as initially planned, and for the South Dakota economy and the construction company this could spell an adverse effect in growth.

The states economy tipped at $29.4 billion in the 2004 US bureau of Economic Analysis, which saw South Dakota sit at 13.08% below the national average with an estimated 13.2% of the population living below the poverty line. South Dakota has approximately 2% of the nations gay population residing within it and is said to have the smallest % in the nation, with an estimated 10,000 gay adults contributing to the affluence of the state.

Governor Mike Rounds believed the '$100 million in construction dollars' could possibly boost the states economy to $34 billion in 4 years as it 'turned over several times' within the community.

While the states economic growth is developing as predicted the lose of 'what would have been the biggest single expansion in state history raises significant concern,' said the spokesman of Rounds, Mark Johnston.

The expansion would have created up to 200 additional jobs and kept Morrell operational in Sioux Falls with the increased property taxes providing substantial benefit to the community as a whole.

Mpph03339i00001At first, when the expansion was announced Dennis Treacy, Smithfield Foods vice president of Government Affairs said, 'that it would address rising demand for prepackaged and precooked meats, particularly bacon. Demand and a much-needed face-lift to the aging facility would keep it profitable and running for years.

However, that was prior to the company focusing on acquisitions elsewhere. Evidentially, last month Smithfield Foods purchased Missouri-based Premium Standard Farms for $650 million taking the company's total annual acquisitions to around the $1 billion mark.

While it is doubtful the site will close, it is predicted that its profitability will remain stagnant in its present shape, and it looks highly unlikely that the re-development will happen. Though, many residents remain optimistic and have crossed their fingers that this will be only a delay in construction not the termination of the project entirely.

'The Writer's Block' : Famous Gay Playwright's Residence Converted

Tennessee_williams_biography_2Known as Thomas Larvier to some and as Tennessee Williams to many, the famous playwright's first apartment in St Louis is for sale.

Having been fully restored the abode once described as a 'perpetually dim little apartment in a wilderness of brick and concrete,' by Tennessee himeslf now has less wall divisions, bright lighting, a European kitchen, two-bedrooms, two bathrooms styled with marble and shiny hard-wood floors.

The nine units in the development are priced just below $220,000US each, and are nearing completion.

Owner Yang, who is both the Director and owner of WinCon Design Group, said she had been instructed to sell the Tennessee apartment for more than the rest because of its heritage, though she is quoted as saying, 'Wow...I feel like his spirit is with me making it beautiful again. I feel so lucky.'

Tennessee Williams who won a Tony award and Pulitzer Prize, homosexuality was never accepted by his father, 'Cornelius Williams,' while his brother, Dakin, recently stated that 'Nobody's perfect', as he made reference to his brother being a modern-day Shakespeare.

Pcl0011Sadly, Tennessee passed in 1983 though his acclaimed Broadway plays 'Cat on a Hot Tine Roof' and 'A Street Car Named Desire,' shall always live on. Especially, for the philosophical literary guru...

The condo's are said to have surround sound, are protected by high-tech security and have a cosmopolitan charm. A beautiful park, internet cafes and restaurants are within strolling distance, and the turn of the century architecture adds a nostalgic ambience to the Central West End community.

Tennessee is said to have paid $40US a month rent for his apartment between 1918 and 1922, when he resided there, however, apartments in the area provide a slightly more profitable return today of between $700 and $2,000US monthly, depending on their condition and facilities.

Realtors in the area felt a buyer with a love of theatre and Tennessee's work would find the condo's history priceless. Though, if so inspired they would find the fact that T.S Eliot and William s. Burroughs residing nearby equally as fascinating. This revelation of course earned the area the infamous name of 'The Writer's Block.'

A true investment for any scholar...
