LGBT Zipcodes -- A Closer Look -- Nebraska

Omaha2According to Omaha Realtors the market is booming in the $100-$250k region. This is mainly attributed to these homes being whipped up by first and second home buyers and the fact that they make excellent investment prospects.

As Mike Reidmann, a local Realtor said, 'the hottest areas are those that are inside the city limits. There is concern about gas prices and commute times."

Omaha1Omaha, one of GayRealEstate USA's gayest zip-codes, is currently selling a plethora of homes between the $100-$200k region. These homes are typically sitting on the market for 60odd days before selling, whereas homes in the $200-$350K region were taking much longer.

Presently, there are approximately 5,000 homes for sale in the Omaha area.

Around the Nation -- Residential Real Estate Update - Nebraska

State-by-state

Situated on the Great Plains of America this state is ranked as the 16th largest by land mass, and the 38th by population.

This states economy relies heavily on freight transport -rail and truck, manufacturing, telecommunications, information technology and insurance as well as agricultural outputs, such as beef, pork, corn and soybeans.

Income tax is divided into four brackets ranging form 2.56-6.84%, and sales tax hovers around the 5.5% mark. Property tax in this state is valued and taxed based on depreciation cost within a reasonable class, which is determined by legislature. County assessors assess property value in each jurisdiction and homestead exemptions are available.

West Omaha

150pxomahane_downtownThere are currently more buyers than sellers in this region with homes typically sitting on the market for 90-120 days. The market trend in this area is increasing and there is a good supply of homes within all price ranges.

The median price for homes in West Omaha hovers around the $275,000 range and buyers are getting 95-100% of their asking price. The reason for buying and selling is attributed to the good economic news and the situation that this region is currently in, with move up buyers being the area of most activity. At present the Pacific corridor between 180th and 204th streets, Silverleaf, and Elk Ridge is representing the hottest housing spot with the greatest market activity.

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Talk the Talk, and Walk the Walk; Nebraska Style

J0305898Residents of Nebraska the whisper is on the wind that some local realtors believe that lower priced houses are easier to sell in Sarpy County than in the metropolitan areas, while others feel the market is tight in any price range.

At the moment it seems everyone has an opinion on the subject of housing, in fact, some feel that home sales have slowed because of the new building saturation, that the market value rise had to plateau and even out at some stage and that time is now, or that the coming winter always puts a dampener on sales.

Whatever the case, it can sometimes be a little tricky knowing what's available and where, so if you're searching the Nebraska area for a house at present here is an insight into what buyers and sellers are doing at present.

Avery Hills

Having a new house being built in the Spring Creek subdivision meant Rob and Brenda Larsen had exactly eight months to sell their exisiting house. Deciding not to hold it off in case their home was hard to sell, the Larsen's put it on the market last month and it sold two weeks ago. With the sale closing in a month it means the Larsen family will either have to rent while their new home is finished or stay with relatives. However, as Rob stated, 'I'd rather have it sold than waiting through spring worrying about it.'

Rob had noted previously that other houses in their area had been on the market for as long as six months, and puts his speedy sale down to pricing his home right.

Old Towne

This is first home buyers paradise with many houses in the $100,000 and below range and as long as your home is clean, tidy and well priced you should find a buyer.

As Brian Wilson, a real estate agent said of this price range, 'it's probably the easiest market to sell because there's more buyer's in that $80,000-$120,000 range.'

Brain admits when it comes to the overpriced house it really stands out in this price range, especially when the buyer has looked at a plethora on the market. His belief is homes will sell all over if they are well-priced, clean and ready to go. There's just as many people in the market buying homes, it maybe down just a bit - 5 or 10% - but the number of sellers has gone up.'

There is a great deal of homes in the area that fall between the $275,000-$400,000 price range and they are slow to sell.

As Linda Hayton, a realtor added, 'there are many end-end houses on the market and people are buying them. It's just that it takes a certain buyer for these homes.'

Plus, Linda understands that many people in this price range are definite about their wants and if an existing house won't meet their demands they will elect to build instead. Also, the taxes that apply to the high-end homes in Nebraska do not make a good selling point, especially when other states are a third of the cost.

Linda said sales in her area were only produced it, 'the home was in good shape, had a good floor plan, and in a good location. And above all, it had to be priced right.'

Therefore, having compared three localities in Nebraska, it seems pricing your home right is the most important point to consider before selling. Closely followed by presentation, location and being ready for the buyer to move into. And, these apply to almost every home being sold nationwide.
