LGBT Zipcodes -- A Closer Look -- Vermont

By Jeff Adolph

Affordable Housing Bill

Montepelier Montpelier, one of Vermont's gayest zipcodes, was the stage for a residential housing bill that will allow 'new development in appropriate places' and open 'up new housing opportunities for low-and maderate income' earners.

It took 15 officials much of Friday to come to an agreement on a housing bill that would be fitting for all.

As House Speaker Ms. Symington said, "We have taken the next stepto growth policies to encourage growth where communities have said they want it."

The bill will concentrate on urban hubs and impose Act 250 jurisdiction on the larger developments so that housing affordability on at least 20% of homes in " Vermont Nieghborhoods" are around the $250,00 mark or below to purchase.

The bill will also offer tax credits to those who invest affordable housing, which will further assist those who seek affordable housing.

1st. Home Buying Now Could Be Favorable.

By Jeff Adolph

Better Buying Options

J0385401After the five year housing boom many couples are considering buying their 1st home now, while interest rates are good, housing prices are competitive and there are many sellers vying for the buyers attention. While some younger home buyers have been fortunate enough to have accumulated enough savings for the down-payment on a home, there are others who have not.

If you fall into the second category don't despair because there are definite alternatives that you can consider if you wish to break into the housing market, such as, starting out with a smaller home that falls within your budget, choosing a slightly different locality, or being creative and share buying with friends.

Share buying is becoming a popular option with home builders now building homes with two master bedrooms to cater for this growing trend, meaning that two couples can buy a home together initially and use their incomes to pay it off. This would mean each couple had a 50% interest in the home and could then use the equity in this house at a later date to buy another abode and then jointly pay this off. Both couples, could then enjoy home-ownership without worry and find they could afford bigger and better homes.

As Christopher Brown, director of a construction firm noted, 'the dual income of buying as friends gets that first step into the market. There's a lot of people who are current room-mates, been friends or kind of know how each-other lives.'

Plus, with so many foreclosures across the nation there are also many residences that are larger on offer at greatly reduced prices because banks do not want to hold onto the asset.

J0396181Scott Thompson, a real estate broker believes, 'that first home-buyers in the market today will go a long ways toward stabilizing the market.'

And, he just may be right, because the news on the real estate wind, nationally, is if you're a first home-buyer then the market at present could just possibly be presenting you with one of the best opportunities you may have to break into the housing market.
