This states economy relies heavily on Fortune 500 and 100 companies, software, communication technology, consulting, wineries and vineyards, oysters, peanuts, hay, tomatoes and soy, cattle and tobacco.

As such, multiple offers are being seen and with little housing stock availability this makes this market extremely competitive.

Ordinance 1450's Approval Changes Business Plans

Blacksburg_councilOrdinance 1450's approval is pushing business to reconsider plans for expansion, with one of the most significant being 'Kroger in Gables Shopping Center on South Main (pictured below).

The building as it now stands is approximately 65,000 square feet and development would see the new structure adding 20,000 extra square feet, which would violate the Ordinance 1450.

This new ordinance prevents a structure being built over 80,000 square feet without the Blacksburg Town Council review or special permit application.

The Council consider 'light and noise pollution, traffic patterns, pedestrian access and other standards of regulations.'

BlacksburgThe shopping center modifications if approved will include: a drive through pharmacy window, green space with a tree for every 10 car parking spaces, sky and LED lighting so the building is more environmentally friendly as well as department expansion and several new stores.

The project if approved is estimated to take between 48-50 weeks to complete.

As real estate agent, Carried Pugh said, 'this is an excellent opportunity to expand the store and improve it.'

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

Q-Munity Fair Huge Success

GaycvilleOne of the greatest challenges as a gay couple is to know exactly what businesses will cater specifically to you and your partners needs and thanks to the innovation of people like Julia Weed, a lesbian who lives in Flvanna County this is becoming easier.

Charlottesville has a fairly strong reputation of being gay-friendly but as many in the LGBT community are all too well aware of this does not mean everyone has the same point of view.

Ms. Weed assisted in organizing a convention on May the 6th of this year that showcased the area's businesses that support the gay community.

'You don't want to go somewhere that you're not comfortable,' Weed said. 'We want to support businesses that are gay-owned or that are trying to be welcoming to us.'

Gaycville1The fair aptly named 'Q'-Munity as in 'Q'ueer was held for it's second year and showcased more than 45 local organizations, a 50% growth in participation since last years event. Life insurance representatives to Lawyers and real estate agents attended the Q-Munity Fair this year and all felt it was a resounding success.

As Andre Hawkes, a lesbian lawyer said, 'It seemed like a smart idea. It's an undeserved population. It's a niche market. It's also, frankly, a nice thing to do.'

Hang on...

You are forgetting the waterfront and mountains here, with boating and skiing and those magnificent sunsets, surely this comes at a much hefty price?

Haven't we heard that most waterfront in the states is selling for big dollars these days, and that you should expect to pay a small fortune for even a peek at those waves.

Well it is and it isn't...

You just have to know where to look, and here are several places, within the United States that may just be the location that you and your loved ones holiday home resides in, and all for the investment of $250,000.

  • The Eastern shores of Maryland may be the place for you if you crave a water-view. For $250,000 you can purchase a 1950's 1,500 sq foot cottage, in St. Michaels and find that the trek from Washington takes only 90 minutes.

Dawn Lendnum, a local Realtor said, 'most buyers of second homes in St. Michaels arrive from Washington, North Virginia, Pennsylvania or New Jersey. We have 600 miles of waterfront and 60-70 restaurants. There is not the beach crowd. There's not even a traffic light in town.'

For the Scenic Mountain Devotee

  • If you are a mountain lover then Staughton in Virginia may be just what your looking for. Laying in central Shenandoah Valley and just 30 minutes away from Shenandoah National Park, the township and people are acclaimed to be super friendly and outdoor orientated, and within easy reach of Washington. Plus for $250,000 you can buy a beautiful historical property.

As Bob Barron, publisher of Prevention Magazine said of the area, 'the people cherish their architecture and that creates a sense of identity. Feeling welcomed as a gay couple was essential to the decision to buy property. People could not have been nicer.'

For the Rural and Outdoor Fanatic

  • For Chicago buyers, Cass County, Michigan has lake-front 1940's and 50's lake-front houses for around $250,000 and is extremely welcoming.
  • Then 80 miles northeast of Los Angeles, on the west-coast is Victorville, California, a rural environment with ranch-styled homes for $250,000. Lake Arrowhead is nearby for boating and Big Bear is 30 minutes away for skiing. Apple Valley a short distance away is also just as popular and in the same price bracket.

Falls and Truro Church Decision Final: Episcopal Church Update

Imagescadut0cqLast week I reported on the possible division of the Falls and Truro Churches from the 'Episcopal Diocese' of Virginia because of their decision to install a gay bishop in New Hampshire, who has been publicly backed by National bishop, Katharine Jefferts Schori. And, the outcome of a week-long ballot was in favor of the split. Of 1095 voting members, 92% said Yes to severing ties with the Episcopal Church and 94% voted in favor of retaining personal and real property.

This means that the legal floodgates could now open and see 'ten of millions' in real estate liquidated as the church groups argue over rights.

Jim Oakes , Senior Warden of the Truro Church added, 'we fully expect to amicably resolve all questions regarding the status of clergy and our property.'

Whereas, Schori recently published statement looked for alternatives, as she said, 'while we regret the recently publicized departure of individuals from churches in Virginia and elsewhere in this church, and the rejection of this church's elected leadership by various bishops here and across the world, we continue to seek reconciliation.'

Imagesca7c77nzProbably the most disappointing turn of events is the Falls and Truro churches choice to join the 'Convocation of Anglicans in North America or CANA, whose leadership is governed by Archbishop Peter J. Akinola, who believes homosexual acts should be punishable via imprisonment.

$25 Milion in Assets at Stake as Gay Bishop Divides Congregations

ImagescaozwrytThe debate has long since raged that God does or does not sanction same-sex unions, in fact, there are many religious groups that still feel homosexuality of any kind, whether open or not should be punishable via a term of imprisonment. Bringing a new meaning to the closet dweller and remaining in the dark. However, times are changing, 2003 saw the ordination of a gay bishop, and just like ordinations of women in the 70's, this has been met with mixed feelings and emotions. Some have shunned the church and its decision and on the other hand it has been openly welcomed and accepted by others.

As Washington Post Journalist, Michelle Boorstien noted, 'Two of the nations largest and most historical Episcopal congregations - both in Fairfax County - will vote to decide whether to leave the church and affiliate with a controversial Nigerian Archbishop, who feels introducing gay bishops or clergy into any church abandons Scripture.

St_johnsThe division of the U.S church, if it comes, will cost the religious group dearly, both in legal fees and court costs, as well as assets. With over $25 million in real estate looking at being divided, and many of these holding having historical grounding dating back to the 1700's.

William Fetsch of the Falls Church was one member who is not in favor of the split, as he believes, 'conservatives have an obligation to stay in the U.S Church and bear witness to their viewpoint on such things as homosexuality and the liberal truth of Jesus's resurrection.'

Fetsch further added, 'I still think the split is premature. We've been inhibited in no way from preaching the gospel as we see fit.'

And, in relation to this would it not also be fair to state that members of the LGBT community should also have the same liberties...

Town of Washington, Virgina Commercial Investment

RushriverKappahnnock Real Estate Resources and Rush River Antiques in Washington, Virginia may have to find a new location to trade from in the coming months, as their landlord Peter Kramer has placed the Gay Street building up for sale.

The property which is some 10,000 plus square feet was recently assessed to be valued at over $650,000, though Kramer is reluctant to disclose any interested buyers or the exact figure he is asking for.

However, Kramer did explain that he has no intention of moving his business 'Talk of the Town' (pictured below), a woodworking shop from its first floor location.

Other tenants are a little unsure of their futures as their leases expired this September and they are now leasing on a month-by-month basis.

As Dan Manzo, one of the owners of Rush River Antiques stated, 'I'm not going to sign a new lease with the uncertainty of the sale of the building.'

ShowroomThe antique trio will wait and see what unfolds before making any plans because with their business being in the building for over 8 years it is hard to envisage it elsewhere.

Therefore, if your an investor looking to buy a commercial property with reliable tenants this may be a building worth considering.

Luxury Homes Left Unfinished

UntitledLoudoun County Sheriff's Office is investigating claims that 12 home owners have been left homeless and subcontractors defrauded.

G & M homes owned by Gay Grimm have evidentially declared bankruptcy and left their clients paying mortgages on homes that are only partially completed.

Grimm who has built luxury homes for families, gay couples and millionaires alike, and has delivered dream abodes to big name clients like former Redskins coach Steve Spurrier may have been misappropriating funds.

Ph2006091801107However, the real victims in this case are people like Cathleen and Blair Titcomb who signed a contract with the company last year to build their $717,000 dream home in Western Loudon County. And, as they stated,'with the companies reputation you'd think they could deliver.'

Unfortunately, the Titcomb's are left with a half completed home, no where to live in the future and a hefty mortgage.

Grimm, on the other hand, faces 27 counts of fraud totaling more than $1 million US and all his defense attorney Paul Thomson can say is, 'Grimm's business was destroyed by the downturn in the real estate market.'

Undoubtedly, the courts will decided the outcome but it is unlikely that home owners and contractors will find it favorable if their is a lack of funding.

Some Will Come and Some Will Go But the Ship's Cabin Will Live On

Pf20_food_shipscabin1The Cabin's long time lover, Joe Hoggard sadly left his one true love behind, in the spring of 2001, after a love affair that spanned across decades and saw two generations come and go. The Ship's Cabin in Ocean View battles on amongst the tears and carrying a broken heart to the new tune of 'Thomas Dourdoumis's Italian Seafood Ristorante.'

Thomas, who formerly owned and operated the 'Venice Italian Ristorante in Virginia Beach' has taken his expertise and his exclusive reputation to the Ship's Cabin and hopes to continue creating exquisite culinary delights in the historic gastronomic establishment.

The Cabin now owned by Judy Boone, a real estate mogul and husband, Ronnie, a builder, may be destined to become a stunning condominium that overlooks Chesapeake Bay in the future, but no formal arrangements have been made, and the Boon's are pleased with the current tenants profitability.

The Cabin's history dates back to the 1940's, firstly a night club and restaurant for military personnel, it was purchased by Joe's father Lesley in 1948, and became know by the local constabulary as the place where many an illegal drop was consumed, landing Lesley in prison on numerous occasions.

10 years later, in 1957, the cabin caught fire and was destroyed, and later re-built by the Hoggard's as a beach-side cafe, which eventually obtained a liquor license in 1960 and was developed into a fine restaurant that saw many an apprentice chef gain their credentials.

In the 70's the Cabin's neighbor named the, 'Wing Ding Dine Dance' catered to those who enjoyed tapping their toes and wriggling their hips. Hit by a Northeaster in the late 70's the Wing Ding was reborn Banito's, an Italian restaurant come gay nightclub, which was finally demolished, leaving the Cabin alone once again!

Brig2Since the Hoggard's the Cabin has remained a restaurant but has lost its grand reputation, with its fair share of mixed reviews, maybe it is because the establishment longs for the Hoggard touch, to rekindle its outstanding gastronomic flame, or maybe its heart will remain forever broken.

Gayot.com, a review organisation, describes the Cabin as 'a beacon for diners along Chesapeake Bay, known for its waterfront views, romantic atmosphere, fresh seafood, and extensive wine list. This has been a special-occasion place for locals for many years, as well as a favorite for business types and tourists.'

As one review stated, 'THIS RESTAURANT IS AWESOME!! They have the most delicious food and the best staff!'

And another, 'Overall I thought this was a great dining experience. The food was very good and a more varied selection than most other restaurants. The view was nice and the atmosphere was very pleasant. The staff was efficient and very entertaining! I look forward to going back and taking friends along!!'

The Cabin may have lost its beloved owner and be in need of rebuilding its outstanding reputation, but as other establishments come and go, and entrepreneurs', the Ships Cabin will remain to sail the high sea's of gastronomy with another captain at its helm, but it is yet to be seen if the new captain can equal the old.
