Around the Nation -- Residential Real Estate Update - District of Columbia

WashingtondWith a total population of 572,059, Washington D.C is the capital of the United States and is a Federal government hub, with its economy revolving around this and media centers. This region is classed as a leading global real estate investment and is just behind London, New York and Paris.

The American capital uses 3 income tax brackets these being 4, 6 and 8.5%. Property tax is assessed on each $100 of property value and the rate taxed depends on the class your property falls in. There are 3 classes with class 1 being owner-occupied residences, which are taxed at the lowest rate.

DupontThe median home price in this area hovers around the $425,000 mark with prices up by 5% compared to last year's figures. Buyers are getting 95-100% of their asking price and first time buyers are representing the area of greatest activity.

Typically, homes are selling between 60-90 days and job growth is the most predominant reason for purchases. This region is classed as a realty hotspot even though there are more sellers than buyers.

LGBT Real Estate Facts: The District of Columbia has some 3,678 same-sex couples residing within it, making it the 37th gayest state. The gayest zip codes in this region are 20009 DuPont/Logan, 20002 Eckington/Trinidad, 20003 Capitol Hill, and 20008 Woodley/Cleveland Park.

Have Your Say On the LGBT Political Front - August 19th 2007

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

High Price of Redevelopment Sees LGBT Exclusive Venues Becoming Rarity

Images_8As real estate prices escalate, rent sky-rockets and leasing becomes an un-viable option, many gay bars and night clubs in the Washington D.C area are being forced to close.

2006 alone, saw Ziegfeld's closed after 25 years of business as it and several other businesses made way for a new baseball stadium, breaking the hearts of many within the LGBT community. Its closure was closely followed by Secrets and Heat, and then, The Follies, Club Baths and Glorious Health and Amusements. All of which are gone forever!

Shortly after, Nation a popular LGBT Saturday evening dance party ended with its 30,000 sq foot expanse to remain music-less.

Velvet20nationtEd Bailey and John Giuggenmos, owners of the complex said, 'Nation may be the last of its kind, as a big, dark warehouse. A search for a replacement was frustrating at best. Washington D.C has developed into such a real estate commodity market that its pushed out people who want to do what we do. The price of real estate has made it impossible -- or really, not a good business decision. ...Nothing has presented itself as a viable opportunity.'

The Last Club to close in D.C during 2006 came in September, when The Edge ceased to trade, the only difference here being this establishment has relocated, to West Virginia Ave N.E, after a brief but vocal skirmish with community residents and groups over the transfer of its liquor license.

Out of eight LGBT exclusive clubs only one survives, that's a 12.5% survival rate... Ouch... one that not only saddens many within the LGBT community but also could just possibly see these exclusive venues becoming a rarity in the future.

Organic Alternatives to a Pest Free Vegetable Garden

PestsEvery gardener’s worst nightmare usually comes in the six or mutli-legged form, especially after caressing and nurturing their beloved leafy friends to maturity. The smallest creature can devour and condemn a healthy plant.

Pests are perplexing but never more so than when in your vegetable garden because you become concerned about what you are consuming and what is potentially harming the environment when treating with chemical products.

As Joe Carmack, gay owner of the 14th Street’s garden supply store Garden District said, ‘you don’t want any toxic chemicals to enter the Potomac River.’

If you choose to use these forms of treatment (chemical) they not only contaminate the soil but also the leaves and fruits of the plants, which means you are consuming bi-products that are unhealthy and can effect your well-being as well as the environments.

The solution is to use eco-friendly organic products like the fish and sesame oil spray made by American Plant Food to prevent bug infestations occurring.

As Osman Amaya, assistant manager of the company (American Plant Food) said of this product, ‘It works on suffocating the insects and the eggs and works as a preventative measure as well.’ Though he stresses that the correct use of the product will ensure the best results as he added, ‘make sure you spray the plant top and bottom. A lot of insects are on the bottom side of the leaves. Repeat the process every seven to ten days.

LadybugAnother effective solution is to introduce the pests’ natural predator into your garden. Believe it or not you can now purchase the beloved ladybug or praying mantis from stores just for this purpose.

Amaya’s store sells both of the insects in spring and confesses that they are popular amongst gardeners, ‘we had a lot of ladybugs that people use to take care of aphids. The ladybug love to eat aphids and can rid an affected plant of the pests within two to three days. They’re very aggressive bugs that love to eat, while the mantis will eat just about anything.’

The alternatives to using chemicals may not be as fast but they are definitely as effective, plus the added bonus is you know that your juicy, flavorsome vegetables remain sumptuous and bug free whilst protecting the environment and your health.

New Condo Development Could Prove to Be a Gamble

2400_1Local gay developers David Franco and Jeff Blum recently demolished the 'Petrovich Auto repair Garage' to make way for their vision, which took years and over $10 million to become a reality.

Their aspiration is a 180-unit condominium complex at the intersection of 14th Street and Florida Avenue, one that will not only become home to many but also house a gymnasium and retail space.

This development will join several others along this stretch and is one of two buildings that the development duo will build in the area. The second will be across the street, and it is estimated by the spring of 2008 that some 1,200 condos will be available.

As Blum said, 'In the last several years, we've seen an amazing number of rehabilitations and new constructions on the hill going up 14th. Street.'

The area is becoming a gay Mecca, with many newcomers moving into the area being predominately gay or lesbian.

Franco, who has been a local for more than three years had this to say about the area, 'I've seen an incredible transition , there's a notable difference in the gay and lesbian people that are migrating north of U street.' Something he puts down to pricing increases and many people being priced out of the market.

Real Estate experts argue that the developers may have made their move at the wrong time, especially with the market cooling; however, Blum and Franco feel confident that their decision is a sound investment.

Img_167520white20house20from20wash20mon2As Blum stated, 'DC suffers from a housing shortage not surplus, and the 65,000 jobs D.C adds each year requires more and more housing.' He felt the D.C market was returning to normal after the real estate madness of the past few years. Therefore, he was not concerned about the buildings ability to sell.

The first condo's in the first development are available for purchase in the Spring of 2007 and the time they take to sell will either prove Franco and Blum's investment wise or foolish, though timing may just prove to be on their side...

Marie, GLBT and Real Estate

MariejohnsSeptember the 12th. sees primary elections being held for the mayoral role as candidates jostle in Washington D.C to make themselves known to their constituents. It seems some are making their mark and attracting the interest of many as they display their executive management skills and common sense approach, Marie John's is one such candidate. Johns believes she can take 'the lead in the mayoral race as she focuses on issues that face the GLBT community.'

Johns, an African American knows about seggregation from first hand experience and can recall her first memory of what being different meant to her and her family.

'My first memory is from when I was 5 or 6 -- it was the Riverside Amusement Park. Even at an early age I was a big fan of amusement parks. I remember asking my parents if I could go and my father saying I couldn't because the park only allowed "Negro" children to visit on one day during the year. "If I can't take you when I want to take you, then we're not going", he said.'

Johns knows this caused not only resentment but a corrosive anger in her family. However, the prejudicial fury she has felt in the past has now been channeled as a motivator, and one of change.

Believing in 'full marriage equality in Civil marriage' regardless of sexual orientation, Johns is adamant about addressing the core issues faced by all member of the GLBT community, especially the fears that transgenders face and gay youth. As Marie stated, 'I want to make sure everybody in the city feels safe -- transgenders, as well as gay and lesbian youth who are concerned about their safety at school and other places. Safety is a fundamental issue and we have to do a better job.'

9th_stAnd, speaking of GLBT issues in Washington probably two of the hottest at present is the 9th. Street Corridor, and Real Estate Market growth, in fact, these are burning, especially with the new gay bar 'Be Bar' about to open its doors, and sparking yet another religious based debacle.

Johns felt that while the proximity of certain institutions needs to be considered, certain institutions also need to be aware that they are inter-mingling in a downtown city environment amongst restaurants, lounges and businesses, a situation that many other city's experience, therefore why should Washington be any different.

Marie Johns wanted a personal message to be delivered to the GLBT voters -- this was, 'I would like to say I love you, that you are a tremendous force in this city that your presence adds to the richness of the texture of our city. And if I am fortunate enough to serve as your mayor, I'm going to ask for your help in moving this great city forward.'

I hope you keep this election promise if you become Mayor Marie, because I firmly believe that the Gay Community plays a major role in binding the threads that make the fabric of society stronger.

Ziegfeld's the End of a GLBT Era in Half and O' Streets

Demolition and baseball go hand-in-hand it seems in Washington, especially on O' Street where the GLBT cabaret, Ziegfeld's, is located. Once a hive of activity with spectacular drag performances awash with a vivid array of color, the building along with a plethora of gay business is boarded over waiting for 'D' day to arrive.

ZiegfeldsA real estate venture that could not be overlooked has knocked Ziegfeld's off the stage, a baseball stadium; one that the city residents and council have agreed will be the investment of the century, in terms of unifying the city's distinct population.

April the 4th saw the closure of 'the city's oldest stretch of gay-orientated clubs,' many of which began in the 70's, and caused many a patron to shed a tear as it closed its doors for the final time. Robert Siegel who owns the majority of the club's is currently seeking 'financial compensation' for himself and the businesses along the street, so they may continue elsewhere.

District Mayor, Anthony Williams is working with the displaced group of gay entrepreneurs to find a suitable new location for the clubs, an issue many are hoping will not take long to resolve. However, the solution will need to be amicable with residents and business owners alike, to provide a harmonious community backdrop.

Councilmember, Vincent Orange, who is currently running for Mayor, stated, ' I'm open to working something out.' Though he believes, there has not been adequate time for resolution prior to the groundbreaking ceremony held on May 4 for the new baseball stadium; a ceremony that many of the gay business owners attended, to show their support of the complexes construction, despite their beloved street frontage being behind them and awaiting execution.

As council chair, Linda Cropp, who is also vying for the city's mayoral role, announced during the ceremony, 'the stadium would bring together the entire city's diverse population, gays included.'
