LGBT Zipcodes -- A Closer Look -- Wyoming

Muti-family Housing U.S. Energy Corp. (USE) has announced that the Gillette, Wyoming multi-family housing project that it began, shall have work resumed on it until completion. The project in one of Wyoming's gayest zip-codes is on budget and now presently ahead of schedule since the company has discontinued and other real estate development projects.

Four of the 24-plexes are complete and fully occupied and expected to be finished by the 30th of September this year. The complex is presently 95% committed for occupancy and is estimated to give the USE a US$240,000 a month return. The company is said to 'be exploring ways to monetize this investment before the end of 2008.'

Energy The complex is estimated to be worth US$29 million when complete, and said to have cost less than US$26 million to build. At present the company has invested US$7 million into the project and are said to be pleased with the proposed investment return.

LGBT Zipcodes -- A Closer Look -- Wyoming

Gillete According to the Census figures released in late April, Wyoming has far less vacant homes for sale than the national average.

Furthermore, Oklahoma and Hawaii tied with the state in the least number of homes on the market up until March of 2008.

Wenlin Lui, state economist feels that the 'energy industry' boom in the state of Wyoming has influenced the realty market. Lui added that Gillette (one of GayRealEstate USA's gayest zipcodes) represents one of the steadiest realty markets in the state.

Gillette The estimated median condo price in Gillette in the year 2000 was $99,800 this jumped to $119,300 in 2005, and today the average home price in this region is said to be around the $181.162 mark according to CNNMoney.com, which ranked Gillette in its top 100 place to live in 2007.

180pxwyoming_2Situated in the Western region of the U.S.A, this state is ranked as the 10th largest by land mass and the 50th largest by population with 493,782 people residing in this region.

This states economy relies heavily on tourism, coal, natural gas, coalbed methane, crude oil, uranium, hay, sugar beets, grain and wool production.

There is no income tax in this state on wages or salaries, however there is a 4% sales tax on goods. Only 9.5% of property is taxed based on market value meaning that if a property was valued at $100,000 only 9.5% of this value would be taxed. Therefore, $9,500 of the property would then be taxed.

Alva_2Population growth has decreased by 2.2% in this region and job growth has declined by 2.3%. The median age of residents is 32 years old with there being more men than omen in the area.

The median value for homes in this region hovers around $118,000. Approximately 2.9% of homes are vacant in this area with 67.7% owned and 29.4% rented.

DebateIn a national first, the Democrats are challenging the Republicans by staging a debate that is dedicated to the LGBT community and will answer many of the issues facing Lesbians, Gays, Bi-sexual's and the Transgendered across the nation.

The leading candidates for the Democratic  nomination for presidency will actively involve themselves in this debate on August the 9th, which is being telecast by LOGO, a gay cable network. Alternatively, you may view proceedings on http://www.logoonline.com/ if you are unable to access the network.

Debate1Participants in the debate will include Hilary Clinton, Barack Obama and John Edwards (pictured above), with the moderators being singer Melissa Etheridge and Joe Solmonese, Human Rights Campaign's president.

BrokeBack Relocation

Proulx_1Pulitzer-prize winning author, Annie Proulx, who's greatest success is her story, 'Brokeback Mountain', has recently put her Centennial home up for sale, and relocating to a ranch elsewhere in the state.

As James Rinehart, of the realty firm with the new listing stated, 'Annie's home is kind of a speciality niche market, we don't normally sell homes, but this one is a unique enough one that we're happy to work on it.'

Rinehart's firm usually sells ranch styled properties, but because Proulx purchased her new property from the agency they were open to suggestion.

Annie's home is listed as a 2-acre Aspen country retreat with three bedrooms and three baths, with a price of $700,000 this prestigious mountain home is sure to be whipped up.

Brokeback_mountainThe movie Brokeback Mountain was nominated for eight Academy Awards, and won best director, best adapted screenplay, and best original score. Set in Wyoming, Annie's love story depicts the gay relationship of two mountain men and follows their trials and tribulations through-out their lives together.

Proulx's sale may just mean that once a story is written there is need for inspiration elsewhere.
